Who Is Mike?

 

There are people who teach real estate. And then there is Mike Mondelli.

Mike does not teach from a textbook. He does not theorize from a stage. He teaches from 30 years of being in the trenches  buying, selling, losing, rebuilding, and winning at every level of the real estate game. He has owned single family homes, multifamily apartment buildings, and commercial properties. He has wholesaled, flipped, held, and syndicated. He has funded deals with no money of his own and built relationships with private lenders who trusted him with hundreds of thousands of dollars because he earned it deal by deal.

But the real story is not just the wins. It is what happened in between.

THE JOURNEY — FROM NOTHING TO EVERYTHING AND BACK AGAIN

 

Mike Mondelli did not grow up with a silver spoon. He grew up with a strategy. From his earliest days in South Florida real estate he was learning how the game worked not from courses or seminars, but from doing deals, making mistakes, and refusing to quit when those mistakes cost him everything.

He built a real estate portfolio worth $15 million before the 2008 financial crisis hit. When the market collapsed, he lost it all. Most people would have walked away. Mike walked back in. By 2010 he was buying again acquiring properties when the market was at its lowest and positioning himself for the recovery that followed.

He sold everything in 2017 and poured his energy into building Avante Construction, LLC a full service licensed general contracting company operating across all of South Florida. Running a construction company in this market is not for the faint of heart. The bills are real. The challenges are real. The grind is real. But Mike has never walked away from anything he built and Avante is on the verge of the breakout he always knew was coming.

Through all of it  the wins, the losses, the rebuilds one thing never changed. Mike kept doing deals. He kept building relationships. He kept showing up. And he kept learning.

These are not hypothetical case studies. These are real transactions that Mike personally executed — with real addresses, real numbers, and real lessons attached to every one of them.

$185,000 Wholesale Fee — Delray Beach, Florida

Six-unit multifamily property. Got it under contract for $500,000. Already had the buyer waiting. Sold the contract for $685,000. Never owned the property for a single day. Assignment fee: $185,000. At the closing table Joe said: 'I would have given you a million.'

$250,000 Flip Profit — Dixie Highway, Lake Worth

Distressed multifamily property. Private lender Sam Lupowitz drove up in a Lamborghini, walked inside, and said he wanted nothing to do with it. Mike bought it anyway. Renovated it. Flipped it. Walked away with $250,000. Same property. Two completely different sets of eyes.

Greek Restaurant — Seller Financing & Commercial Repositioning

Walked into a coffee shop on South Dixie Highway in Lantana and started a conversation with Pete, the owner of the restaurant next door. Agreed to pay his asking price with the owner holding the mortgage. Converted the property into a licensed drug and alcohol treatment facility. Sold it successfully. The business is still operating today.

32-Unit Apartment Complex — Acquired Near $9K Per Door via Short Sale

Direct mail to absentee owner. Owner was losing the building to foreclosure. Negotiated directly with the lender. Closed at one of the lowest per-unit prices in South Florida history. This deal is the direct result of the list-pulling and direct mail system taught in the Blueprint course.

Riviera Beach Redevelopment — 2009 to 2014

Worked alongside Mayor Thomas Masters to help redevelop and transform the footprint of Riviera Beach, Florida. Multiple properties acquired, renovated, and repositioned over a five-year period that helped change the character of an entire community.
